Welcome to 21 BUILDERS (operated by 11Realty). By accessing or using our platform, mobile applications, interactive 3D/CAD layout viewers, and associated services, you agree to be bound by these Terms and Conditions.
1. Introduction and Platform Services
21 BUILDERS provides an interactive real estate discovery platform connecting property buyers, real estate investors, and certified developers across plotted developments, townships, row houses, apartments, and commercial projects. Our services include live inventory tracking, interactive CAD layout viewing, 3D building walkthroughs, and direct site-visit scheduling.
2. RERA Registration & Property Information Accuracy
While 21 BUILDERS strives to maintain real-time accuracy regarding property availability, dimensions, pricing, facing, and layout plans, all project details are updated directly by developers or aggregated from official RERA disclosures. Users are advised to verify official RERA documents, title deeds, and sanctioned municipal plans prior to making any financial commitments.
3. Interactive Layouts & Live Availability
Live inventory status (Available, Hold, Booked, Sold) displayed on interactive site maps is subject to change in real time. Reserving a plot or booking a site visit through the platform constitutes an inquiry or intent, but does not guarantee final title transfer until official sales deeds are executed with the developer.
4. User Conduct & Account Responsibilities
- Users must provide accurate contact information when submitting inquiry forms or scheduling site visits.
- Unauthorized scraping, automated data extraction, or reverse engineering of CAD vectors and 3D models is strictly prohibited.
- Users agree not to misuse lead request forms or submit fraudulent inquiries.
5. Intellectual Property
All software, interactive vector rendering algorithms, layout viewer features, 3D visualization engines, graphic designs, logos, and custom layout overlays are the exclusive intellectual property of 21 BUILDERS and 11Realty.
6. Limitation of Liability
21 BUILDERS shall not be liable for any direct, indirect, incidental, or consequential damages resulting from transactions conducted between property buyers and developers. Buyers are encouraged to complete legal due diligence on all property listings.
7. Governing Law & Jurisdiction
These terms shall be governed by and construed in accordance with the laws of India. Any legal disputes arising under these terms shall be subject to the exclusive jurisdiction of the competent courts in Madhya Pradesh, India.
